COMMITTEE OF ADJUSTMENT NOTICE OF PUBLIC HEARING FOR MINOR VARIANCE

April 7, 2017 - TAKE NOTICE, that the Committee of Adjustment of the City of Kawartha Lakes will hold a Public Meeting on APRIL 20, 2017 at 1:00 p.m. in the Council Chambers, City Hall, 26 Francis Street, Lindsay, Ontario, to consider minor variance applications D20-17-004, D20-17-14, D20-17-015 and D20-17-016.

A number of applications will be considered at this meeting.  The applications are considered in the order that they appear on the Agenda and it may take some time before an application is dealt with at the meeting.  The minor variance applications being considered are listed below:

 D20-17-004 – 18 Eakins Cres, Plan M749 Lot 17, former Town of Lindsay, Ward 11, now in the City of Kawartha Lakes - To consider relief under Section 45(1) of the Planning Act, R.S.O., as amended, from the Town of Lindsay Comprehensive Zoning By-Law 2000-75, as amended. The purpose and effect is to request relief to increase the distance an unenclosed uncovered deck is permitted to project into the minimum rear yard from 2.4 m. to 4.6 m. and to reduce the minimum rear yard setback from 7.5 m to 4.8 m to permit a portion of the deck to be covered.

D20-17-014 –  14 Austin Boulevard, Part Lot 12, Concession 9, former Village of Bobcaygeon, Ward 13, now in the City of Kawartha Lakes – To consider relief under Section 45(1) of the Planning Act, R.S.O., as amended from the geographic Village of Bobcaygeon By-Law 16-78, as amended. The purpose and effect is to request relief to reduce the minimum lot frontage from 15 m. to 7.6 m. and reduce the minimum water setback from 20 m. to 17 m. to permit construction of an addition to an existing dwelling.

D20-17-015 – 34 Bailey Drive, Part Lot 10 and Part Shore Road Allowance, Concession 5, Part Lot 3, Plan 441, Parts 1 to 3, 57R-10254, geographic Township of Laxton, Digby and Longford, Ward 1, now in the City of Kawartha Lakes – To consider relief under Sections 45(1) for the Planning Act, R.S.O., as amended, from the geographic Township of Laxton, Digby and Longford Zoning By-Law 32-83, as amended.  The purpose and effect is to request relief to reduce the minimum side yard setback from 3 m. to 1.3 m. to relocate and raise an existing structure in order to include basement and construct an attached garage.

 D20-17-016 – 26 Shadow Lake Road 43, Part Lots 32 & 33, Gull River Range, Part 1, 57R-6949 geographic Township of Bexley, Ward 2, now in the City of Kawartha Lakes – To consider relief under Sections 45(1) for the Planning Act, R.S.O., as amended from the geographic Township of Bexley Zoning By-Law 93-09, as amended.  The purpose and effect is to request relief:

  1. to reduce the water setback from 15 m. to 10 m. to permit construction of an addition to a dwelling; and,
  2. to reduce the water setback from 15 m. to 13.6 m. and to increase the maximum number of accessory structures from 3 to 5 for an existing woodshed.

 Any person may attend the hearing and/or make written comments to the City of Kawartha Lakes, Committee of Adjustment, 180 Kent Street West, Lindsay, Ontario, K9V 2Y6, either in support of, or in opposition to the proposed Minor Variances or Permission. 

The Committee will make a decision according to information or evidence received before and during the hearing.

Any person or persons who wish to be notified of the recommendation and/or the decision with respect to these applications must appear in person or by counsel at the Public Hearing and in addition, request in writing from the Secretary-Treasurer copies of the decision of the Committee of Adjustment.

Additional information regarding these applications will be available for public inspection at Development Services – Planning Division, Lindsay Service Centre, 180 Kent Street West, Lindsay, Ontario during regular office hours from 8:30 a.m. to 4:30 p.m. Monday to Friday.
