Notice of Public Hearing for Minor Variance

Take notice, that the Committee of Adjustment of the City of Kawartha Lakes will hold a Public Meeting on July 20, 2017 at 1:00 p.m. in the Council Chambers, City Hall, 26 Francis Street, Lindsay, Ontario, to consider minor variance/permission applications D20-17-021, D20-17-024, D20-17-025, D20-17-026 and D20-17-027. A number of applications will be considered at this meeting. The applications are considered in the order that they appear on the Agenda and it may take some time before an application is dealt with at the meeting. The minor variance/permission applications being considered are listed below:

D20-17-021 – 26 Birch Glen Drive, Plan 184, Lots 20 & 21, geographic Township of Somerville, Ward 3, now in the City of Kawartha Lakes – To consider relief under Sections 45(1) of the Planning Act, R.S.O., as amended from the geographic Township of Somerville Zoning By-law 78-45, as amended.  The purpose and effect is to request relief to reduce the minimum water setback from 15 m. to 12.5 m. to permit the construction of an addition (sunroom) to a single detached dwelling and also to request relief to permit the construction of a residential accessory building (cabin) within the front yard.

D20-17-024 – 89 Loon Street, Part Lot 2, Concession 2, Lot 20, Plan 260, Part 1, 57R-8835, geographic Township of Ops, Ward 12, now in the City of Kawartha Lakes – To consider relief under Sections 45(1) of the Planning Act, R.S.O., as amended from the geographic Township of Ops Zoning By-law 93-30, as amended. The purpose and effect is to request relief for a lot to abut an improved street to a lot abutting a private right-of-way to permit construction of a second floor dwelling addition.

D20-17-025 – 55 Lakeview Cottage Road, Part Lot 13, North West Bay Range, Lots 14 and 15, Plan 179, Parts 1 and 3, 57R-5580, geographic Township of Bexley, Ward 2, now in the City of Kawartha Lakes – To consider relief under Sections 45(1) of the Planning Act, R.S.O., as amended from the geographic Township of Bexley Zoning By-law 93-09, as amended. The purpose and effect is to request relief to increase accessory building lot maximum lot coverage from 8% to 8.2% and to reduce the minimum front yard setback from 7.5 m. to 3.6 m. in order to construct a detached garage.

D20-17-026 – 454 Eldon Road, Part of West Half Lot 16, Concession 3, Plan 79, Lot 16, RP 57R-7588 Part 1, geographic Township of Mariposa, Ward 8, now in the City of Kawartha Lakes – To consider relief under Sections 45(1) of the Planning Act, R.S.O., as amended from the geographic Township of Mariposa Zoning By-law 94-07, as amended. The purpose and effect is to request relief to reduce the minimum front yard setback from 7.5 m. to 3.2 m. and reduce the minimum street centreline setback from 21.5 m. to 13.25 m. to permit the construction of a covered porch.

D20-17-027 – S.E. Corner Logie Street and Lindsay Street South, Lot 18, Concession 6, Block 73, 57M-797, former Town of Lindsay, Ward 12, now in the City of Kawartha Lakes – To consider relief under Sections 45(1) of the Planning Act, R.S.O., as amended from the geographic Town of Lindsay Zoning By-law 2000-75, as amended. The purpose and effect is to request relief to increase the maximum building height from 5 m. to 5.2 m. and to increase the maximum number of buildings from 1 to 2 in order to construct a commercial (office) building.

Any person may attend the hearing and/or make written comments to the City of Kawartha Lakes, Committee of Adjustment, 180 Kent Street West, Lindsay, Ontario, K9V 2Y6, either in support of, or in opposition to the proposed Minor Variances or Permission.

The Committee will make a decision according to information or evidence received before and during the hearing.

Any person or persons who wish to be notified of the recommendation and/or the decision with respect to these applications must appear in person or by counsel at the Public Hearing and in addition, request in writing from the Secretary-Treasurer copies of the decision of the Committee of Adjustment.

Additional information regarding these applications will be available for public inspection at Development Services – Planning Division, Lindsay Service Centre, 180 Kent Street West, Lindsay, Ontario during regular office hours from 8:30 a.m. to 4:30 p.m. Monday to Friday.
