Explanation of Tax Changes

On the bottom right hand side of your tax bill you will see a table that identifies the tax changes for your property as compared to 2008.  The table "EXPLANATION OF TAX CHANGES" is for properties within the Residential & Farm, Farmlands, Managed Forest and Pipelines property class.  The table "EXPLANATION OF PROPERTY TAX CALCULATIONS" is slightly different for property within either the commercial, industrial, or multi-residential classes.

1      Final 2008 Levies

This figure represents the total 2008 taxes billed for your property, including supplementary bills and CVA adjustments.

2       Final 2009 Levies

This figure represents the total 2009 taxes billed for your property.

3       Total Year-Over-Year Change

This figure is the difference between item 1 and item 2.

4       2008 Annualized Taxes

2008 Annualized Taxes reflect the full year impact of any in-year assessment changes to a property, including supplementary assessments and assessment reductions.  This number was used to base the interim tax bills on.  If there were no in-year changes, the 2008 Annualized Taxes will equal the Final 2008 Levies (item 1).

5      2009 Local Municipal Levy Change

In 2009, the City of Kawartha Lakes Council approved an increase in the City's operating budget.  This amount reflects the change in your municipal levy attributable to this budgetary increase.

6       2009 Provincial Education Levy Change

This is the amount of the change in the provincial education levy.

7     Total 2009 CVA Taxes

This figure represents what your taxes would be if there was no capping program.

8       2009 Tax Cap Amount

This is the amount of your tax adjustment under the capping program.

9       2009 Adjusted Taxes

This is your current year final tax under the capping program.

10    2009 Tax Change Due to Reassessment

This is the amount of change in your tax bill due to the reassessment of your property
